Keep in mind some of the Home Owners Associations also have restrictions. They may include short term leasing only in specific parts of the community. This is normal in communities like in ChampionsGate. They may require you to use specific management companies. If you manage yourself or use your own management company make sure your tenants will be able to use the community amenities.
Usually if there are two or more recommended options they are very competitive. However ask how they schedule the order the leasing of the homes. Are they by the tenants preference or in a specific order determined by how long they have been in waiting.

Some of the most popular local communities for short term leasing only allow you or your family to reside in the home for certain periods. The homes in these communities must be leased. Your lender will absolutely know this before the closing. You will not be able to get the best lending rates and the amount you must pay down on the home will likely be higher.
Believe it or not I know of one home which grosses over $400,000 per year. It leases for $10,000 to over $20,000 per week. This home will also cost you millions of dollars to purchase, has 14+ bedrooms and over 10,000 square feet. Not the typical but a real home and really leased. There are plenty of wealthy people in the world who visit this area.
There are a wide variety of options here. You have plenty of resorts like Reunion Resort, ChampionsGate or Westside. People also purchase homes in traditional communities and lease them out either short term or long term. I advise not using a gated community for short term rental unless it is a resort. If you are looking for homes to lease yearly then my advise is to look in Dr. Phillips or Horizons West.
